Tips for Agents

Having worked as an Estate Agent for 15 years, Ben has had a lot of experience with property marketing.

Here are his top tips for getting the best from your listing:

Quality over Quantity

There is usually a single "best angle" for each room and capturing this takes a keen eye.

 

After all - it only takes one picture to sell a Ferrari! So it is always better to have a few amazing photos showing off the best aspects of a property.

Get them in the right order

With so little time to grab applicants attention, it is best to start with what is most important to them. Usually this will be Exterior > Kitchen > Living Room > Master Bedroom > Bathroom > Garden > Other Photos

Keep in mind that Right Move, Zoopla etc. often only show 2 pictures in the search results, so showing off the best aspects of the listing early on is key.

Is it showing as intended online?

Not all CRM's work the same and not all online aggregator sites accept data in the same way.

For example, does that "end of terrace" property still appear if someone searches for "semi-detached", or does that "garden flat" still show if someone searches for properties with a garden, and is the property showing in the correct location on any maps?

Data being uploaded or accepted incorrectly will have a huge impact on the number of leads a listing will generate, so it always worth double checking that the data that is being input is being accepted in the way it was intended by the online aggregators.

Floor plans

No matter how big or small a proprety, a proper floor plans is critical.

 

It will help applicants to visualise the layout or scale better than from photos alone and it will help avoid losing leads.

 

In addition, with a detailed floorplan, agents can save of lot of time by having basic questions (such as garden facing) answered ahead of initial contact.
